FLOATING CABIN WITH PERMIT IN BAFFIN BAY, TX
Location: Heading south from Corpus Christi, this cabin lies at the entrance to Baffin Bay in Compuerta Pass in the Upper Laguna Madre between Twin Palms Island and the King Ranch shoreline. It is nicely protected from the wind by both. Baffin Bay is famous for its state record size catches of speckled trout. Night fishing under the lights is amazing.
Permit: Texas Parks and Wildlife no longer issues permits for floating cabins, but existing permits are grandfathered in. This is a rare opportunity to obtain such a permit. The permit will allow up to a 16' wide x 40' long cabin. Owner will transfer permit to buyer via TP&W form.
Cabin: The current cabin is approx. 13' wide x 33' long. It was a Gibson fiberglass houseboat now converted to a floater by removing the motors, fuel tanks and steering components. This maximizes living and storage space. The fact that is it fiberglass means no problems with wood rot. It easily sleeps 4 adults via bunks beds, the sofa, and the kitchen table convert-a-bed. There is room for more on the floor with sleeping bags or up on the roof deck. Plenty of storage in the interior closet, below decks, and front and rear external hatches.
Conveniences: Cabin has a 110 volt air conditioner. It was refitted with a modern LP gas stove. (The LP bottle sits on the top deck with hose connection to the stove.) It has both 110 volt lighting and 12 volt lighting. A professional electrician wired the switchgear. It has a 30 gallon potable water tank and a 12 volt water pump. It has a 110 volt water heater. A Briggs & Stratton generator provides 110/220 v. power. The 12 volt battery is installed under the kitchen table seat. The private bathroom has a portable marine sanitation system allowing for removal of waste for onshore disposal. (Don’t Mess with Texas Bays.)
Extras: A number of items stored in Houston will go with this purchase including; Big green 230 v. fishing light for night fishing, new shop vac, new kitchen table seat cushions, battery charger, big blue water barrel (orig. was to be base for light tower but can also be a water catch basin.), window blinds, replacement post lamp for required night lighting for if/when current one goes out.
Misc.: Besides being able to fish the King and the Kennedy ranch shorelines, the famous rocks of Baffin, and, drifting the bay, this cabin provides the opportunity to easily take your children or grandchildren night fishing under the lights. The pitch black nights on Baffin fishing under lights will provide hours of non-stop hook-ups. Turn out the lights at 3 A.M. and see more stars and galaxies that you ever knew existed. Sunsets are amazing. Sitting on the top deck under a portable awning drinking your favorite liquid may be the best of all. If you are a duck hunter, we are told that it is the perfect spot to center your duck hunting activities. Have FUN.
