1.  $30,000 cashier check (to Stewart Escrow) or money wire required for qualification to bid. (call for details)
2.  The cashier check is non-refundable if buyer does not perform for any reason (that is not seller's fault) or does not close escrow in number of days specified.  This includes lender delays, etc.
3.  Escrow will be 45 days.
4.  Property is being sold in "as is" condition.  There will be a property inspection report available and a termite report available on line www.JimBriley.com
5.  A 7% buyer premium will be added to buyer's bid.
6.  Escrow fees will be split 50% each by buyer and seller.
7.  Title insurance to be split 50% each by buyer and seller.
8.  All other fees, if any, to be paid by buyer.
9.  There will be a 2.5% broker participation commission to buyers broker.  Broker must register at least 24 hours before auction and be at auction with buyer (applicable to bids presented in person only)
10. The suggested opening bid is $850,000.  The high bid will be accepted, subject to seller's approval.
11. Announced terms before auction will supercede any of the above terms.
